|Recommended: NoTHE WORST AND MOST UNSAFE PLACE EVER — I WOULD NOT RECCOMEND THIS PLACE NOT EVEN TO MY WORST ENEMY THIS PLACE IS UNSAFE I GOT 2 MOTORCYCLES STOLEN INSIDE THE GARAGE OF THIS PROPERTY I LOST MONEY AND I HAVE BEEN THROUGH A STRESSFULL TIME BECAUSE THAT THE WORST THING IS THAT THE MANAGERS DON'T DO ANYTHING TO MAKE THIS PLACE SAFER THEY ARE A BUNCH OF INCOMPETENTS OTHER THAN THAT THE PACKAGE ROOM IS COMPLETELY UNATTENDED ANYONE CAN GO AND TAKE WHATEVER THEY WANT SINCE THERE IS NO SECURITY AT THE GYM PEOPLE GO WITHOUT WEARING A FACE MASK YOU CAN GET INFECTED BY COVID VERY EASLY IN THAT PLACE WHAT MANAGERS DO ABOUT IT NOTHING AND THEN ON THE ROOF TOP YOUNG PEOPLE MOSTLY NOT RESIDENTS THROW NOISY PARTY ALMOST EVERY DAY WHO IS LETTING THESE PEOPLE INSIDE THE BUILDING MODERA EDGEWATER IS A REAL DISASTER I PAY ALMOST 3000 AND I DON'T FEEL SAFE BIG SHAME ON PEOPLE WHO RUN THIS PLACE

|Recommended: YesGreat Location, Nice Amenities, Inconsiderate Neighbors — The building is nice, the location is great, amenities are very nice, the insulation could be better, sound seems to go right through windows and doors. There are bad neighbors who allow their dogs to urinate in hallways and stairwells. As a dog owner, i know sometimes accidents happen, but there is no excuse for allowing your dog to urinate on indoor walls, stairwells and in hallways and not at least attempt to clean after your pet.

|Recommended: YesOverall I enjoy it but it definitely has its downsides — I've witnessed some members of the staff not enforce the rules and that has been very concerning, especially in the pandemic. It's also been very disheartening to see the number of neighbors who are constantly discarding trash and allowing their pets to urinate in the common areas. In addition, too many guests crowd the amenities.

|Recommended: YesFun, Clean Atmosphere — Overall, the building is really nice. I've enjoyed living here so far. The pool area and amenities really give this building a big boost in my book. However, I feel as though the outside of the property in regards to animal waste on sidewalks, etc could be kept up better. The parking garage is extremely tight and most spots are not easy to pull into.

|Recommended: NoThe property is very nice, nevertheless, the staff is terrible — I would not recommend, the staff managing the building are quite unavailable to tenants hence any issues is very difficult to get help or even a response in a timely manner.
What is really worrisome is that the property is unsafe, there is hardly any staff at the building lobby at any time. I moved in here less than 1 week ago and my motorcycle was stolen from the Garage today, the motorcycle only spent 4 days in the property, the motorcycle came in straight from the transport company to the 5th-floor parking Garage and got stolen from there, clearly, this is an inside job since no one from the outside of the community could have seen the motorcycle, this is deeply troublesome. The thief is a member of the ModeraEdge Water community, At this point, I don't feel safe in this community.
After the above incident, no one from the building management team has made themselves available even after I asked the doorman to contact the property manager so I could speak to someone over the phone who could be of help, the manager refused to speak, I am still in shock to learn this is the way they treat the residents here at moderaedgawter .

|Recommended: YesEasy access to the parking — I keep on seeing people obviously not authorized to be in the building getting access to the building. Waiting for people to come out to enter the premises. Therefore my security is compromised.

|Recommended: YesJust a recommendation for the other neighbors. Moved in few weeks ago, saw some neighbors leave their bikes in garage behind their cars, so I trusted and decided to do the same, today when I came back from dinner, didn't find my bike. So for the ones that leave their bikes there, please lock them or use the storage for the bikes in the garage. Every week I experienced things that proves that some of our neighbors aren't the nicest persons, don't have manners and disrespect the others with their actions.
So if you see someone riding an orange Trek Marlin 7 mountain bike around the property and isn't a short guy with glasses me then is a thief, hopefully not a neighbor. Filed the police report and hopefully they can access the tapes of the garage, be safe neighbors.

|Recommended: YesGood property — Nothing to complain about the poperty or staff. Maybe just to be more strict with the neighbors about their pets, in just a week I've seen pee in the elevetors, dog poop in the halls. I would encourage to the neighbors owning pets to always walk their dogs with the proper cleaning things, nothing to blame on the pets, but the owners CAN'T just leave the place without cleaning poop or pee of their pets.

|Recommended: YesMy experience — Living at modera is unique. The amenities are amazing and people are fun. Apartment is a great space. Package organization could be better. Parking in the building for guest isn’t desirable due to the constant ticketing.
