Modera Edgewater offers an array of Studio, 1-, 2-, and 3-bedroom apartment homes.
We love your furry companions and welcome up to two per apartment home. There is a pet fee of $500 per animal. While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum. Please contact our leasing office for further information.
Our community offers gated access. Each resident receives a code or fob to enter the gate. Guests visiting Modera Edgewater residents can be provided with a temporary code for entry.
Yes, our community features a controlled-access garage.
Parking is $100 per month per space. One space is allowed per leaseholder. All spaces are assigned.
No we do not offer guest parking spots throughout the community, available on a first-come, first-served basis.
To submit an after-hours service request, you can use the Resident Portal or contact Milly, our virtual assistant, for assistance. In case of emergencies, call the main phone number and press 2 for maintenance emergencies. Describe the emergency to Milly, who can then escalate it to our on-call service associate.
Prioritizing our residents' needs, we proudly offer an on-site maintenance team at Modera Edgewater. To submit a maintenance request, simply log onto your Resident Portal and our team will assist you as soon as possible. Please allow our team 48 hours to respond to your request.
Packages are delivered to the Amazon lockers located inside the package room on the first floor of the main lobby. The package room can be accessed using your key fob.
We provide recycling services for our residents. Please deposit all cardboard materials into the collection bin situated at the loading dock.

Upon move-in residents have the option to enroll in the Foxen Property Damage Liability Waiver Program at $14 per month, which ensures you meet the $100,000 property liability coverage requirement in your lease. Please note, this is not personal property coverage however you can get a renter’s insurance policy to protect your belongings from your preferred provider. At Modera Edgewater there are one-time fees that include an application fee of $125 per applicant, an admin fee of $350, an amenity fee of $150, and a pet fee of $500 per pet plus a dog DNA fee of $50 per dog. There is a trash fee of $20/month, pet rent of $20/month, and WiFi of $60/month.
We do not accept Section 8 vouchers at this time.
To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to log in and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).
We're also excited to announce that we are now accepting payments with Flex.
With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent upfront and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

Rent is due on the first of the month, with a grace period extending to the third day of each month. Late fees will start on the fourth day of each month.
Please note that listing your rental home on platforms like Airbnb and VRBO is not permitted as per the rental agreement. We appreciate your cooperation in maintaining the integrity and safety of our community.
